TO ACCEPT THE FINAL PLAT FOR PROPERTY KNOWN AS VILLAGE AT HANNAH FARMS, PHASE 2, DUBLIN MANOR, LLC, APPLICANT.

WHEREAS, Dublin Manor, LLC, 15 Clairedan Drive, Powell, Ohio 43065, has submitted to the City a Final Plat for property consisting of 9.575 acres; and
WHEREAS, Planning Commission, on August 14, 2013, after study and review, has recommended to Council approval of the Final Plat;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF GAHANNA, STATE OF OHIO:
Section 1. That the Final Plat of Village at Hannah Farms, Phase 2, more particularly described as follows:
Situated in the State of Ohio, County of Franklin, City of Gahanna, Quarter Township 1, Township 1, Range 16, United States Military District, containing 9.575 acres of land, more or less, said 9.575 acres being the residuum of that 10 acre tract as shown in the deed to Dublin Manor, LLC of record in Instrument Number 200501040002214, being of record in the Recorder's Office, Franklin County, Ohio
be, and the same is hereby approved and accepted, and the dedication to public use of all or parts of Heritage Street, and Clark State Road not heretofore dedicated to public use, be and the same are hereby accepted and confirmed, subject to all requirements as set out in Chapter 1107, 1109, 1193 and 1195 of the Codified Ordinances of Gahanna, Ohio.
Section 2. That Village at Hannah Farms, Phase 2, consisting of 9.575 acres, meets all requirements of the SF-3 Single Family Residential zoning approved by the City in prior actions.
Section 3. That the City Engineer has certified that Village at Hannah Farms, Phase 2 will meet all requirements of storm water and design requirements for adequate on-site drainage and the ability to accept runoff from land tributary to the development.
Section 4. That said Final Plat for Village at Hannah Farms, Phase 2 is attached to this ordinance as EXHIBIT A and made a part herein.
Section 5. That in accordance with Chapter 913, Landscaping Requirements, a street tree plan was approved by the Landscape Board on May 2, 2012 for Village at Hannah Farms, Phase 1 and 2.
Section 6. That the park land dedication requirements in Section 1109.08(e) of the Codified Ordinances of Gahanna have been met through acceptance by the City of fees in lieu of as well as Reserves D and E of the Village at Hannah Farms.
Section 7. That this ordinance shall be in full force and effect after passage by this Council and 30 days after date of signature approval by the Mayor.
